Steps to building a new home
These steps will help you to understand the process of building a new home, so you can plan ahead and ensure each phase, is as stress free as possible.
1. Select your block
When choosing a block of land, there are many things to consider such as aspect, outlook and proximity to shops, schools and other amenities. The contour, shape and size of your block can also have a significant impact on building costs.
If you can’t find a suitable vacant block in the neighborhood you want, ask Allcastle Homes about an All-New for Old Rebuild.
2. Talk to Allcastle Homes
Allcastle Homes has a wide range of new home designs to suit your land, from single and 2 storey homes, house and land packages to granny flats, All-New for Old Rebuilds, and a collection of stunning homes designed for narrow blocks.
Visit our Display Homes and talk to an Allcastle Homes Consultant, they’ll do everything possible to make sure you get the home design that best suits your needs.
3. Apply for a home loan
Securing finances is the most critical aspects of building a new home. You’ll need to assess how much it’s likely to cost and secure your home loan before you start. Funds will be required for an initial deposit, progress payments and additional costs such as stamp duty, legal fees and costs associated with your loan.
4. Pre-Construction Procedure to Purchase
After you have chosen an Allcastle home design to suit your block, we will prepare a site inspection and a Tender document that includes an accurate estimate for the construction of your new home.
Once you’ve accepted our Tender we will create detailed House Plans that include your External Material Selections such as brick style and roof colours, and any structural variations you may want. Your Pre-Construction Coordinator will lodge your finalized House Plans for BASIX and NatHERS assessment, and ask you to sign a Building Contract.
Your House Plans will then be lodged for approval by the relevant authorities.
While your plans are being assessed you can visit our Infinity Selection Centre and choose materials, colours and inclusions for your new home from a huge range of product displays, samples and brochures. Our expert Colour Consultants will be on hand to help you bring all your dreams and ideas together. They will sit with you and listen, plan and advise, demonstrate and create, until together, you realise your vision.
5. Construction
Once your site preparation has been done, we have all your colour decisions and we have received the necessary approvals from all the relevant authorities, Allcastle will start building. Your Building Supervisor will organise a meeting on site, to take you through the construction of your home and answer any questions. You can stay involved at every step of the build by taking advantage of the Allcastle Homes Online Portal.
6. Move in
When the building is completed, Allcastle Homes will invite you to do a comprehensive inspection of your new house with your Building Supervisor. After you have made any final payments, you will be provided with the relevant warranties and certificates as per your contract. You will also be given written authority that it is safe to move in, and finally, handed the keys to your beautiful new home!
